Our Commitment To You

At Phoenix Realty and Property Management, we work hard 24 hours a day, 7 days a week, 365 days a year to insure your property or investment is managed professionally with the following goals always at the forefront of our minds:
  • We do not spend owner profits or money  We're not here to spend your money, we're here to act as stewards for your property and insure that it is properly maintained throughout the year.  We will certainly be in communication with you when we notice large potential maintenance projects that you should be aware of that may require owner investment in the short/long term.  Examples would be exterior/interior paint that is starting to look rough, flooring that's showing it's age from prolonged wear and tear that will need replacing, decking that needs treatment or maintenance, appliances that are starting to wear out, or the potential to upgrade cooling for the property if it doesn't already have it or if an existing cooling system starting to require additional maintenance.   
  •  We maintain your properties physical condition  We're the eyes and ears for you on the upkeep and maintenance of your property.  We're looking forward to introducing a new highly detailed Inspection Report in April, it will be created at the end of each tenancy and at tenant lease renewals.  Along with written details, this report will contain multiple photographs of the interior and exterior of your property, current market-rent values, advisories, and recommendations.
  • We maximize your investment  When lease renewal's are due we always review the rental rate of the property.  We want to insure the highest possible rent that the market can withstand, coupled with retaining high quality tenants for the property.  Every time your property is marketed for new tenants we go through an internal comparable market analysis of that properties market conditions to insure we secure peak rental rates on our next lease.   
  • We generate Owner Income  From the above notes, that's what we do for you

 

Help Us Help You

We're always working hard to insure we have your information up to date in our systems, and sometimes when things change it's hard to remember to let us know as well.  So if anything on the following list rings a bell with you, please let us know so we can assist or update our systems for you.
  • Moved, or changed phone numbers or your email address?  When we move to another address, change our phone numbers, or choose a new email alias or primary email alias for our communication; we always tell those that we're closest to and communicate with the most often via those conduits.  Please be sure to let us know if you've changed any of the above, as we want to insure we have an accurate and up to date way of communicating with you.
  • Insurance!!  Make sure you have Landlords Rental Property Insurance for your rental property, and per our Management Agreement you need to have Phoenix Realty noted as additional insured.  The worst time to realize you need insurance is when something happens to your property and you find out you don't have coverage or enough coverage.  Be sure to review your rental insurance needs with your Insurance Agent, and if you need an insurance agent referral let us know and we'll be happy to provide you with several names.  Our last newsletter provided some basic data on Landlords Rental Property Insurance for your reference.
